The Board and Owners of Litchfield Retreat would like your stay to be pleasant, and enjoyable. The following rules and regulations are designed to provide both a safe and enjoyable stay for everyone. Rules Index

Revised - April, 2002 Condominium living is a new experience for many and requires an understanding of its operation. With everyone's cooperation, all may enjoy the advantages of condominium living.
In order to
create a congenial and dignified residential atmosphere, The Building Superintendent and his staff are required to enforce these rules and in no way to deviate there from. Any questions, suggestions or complaints should be made to the Building Superintendent, preferably in writing. If he cannot resolve them for you, he will refer them to the managing agent, appropriate committee or to the Board of Directors. It is asked that everyone follow this procedure so that your requests may be handled in an orderly manner. These Rules and Regulations are lengthy, but it is hoped that they will answer as many questions as possible at the outset. They will be reviewed as required by the Board of Directors and appropriate amendments will be made. It is hoped that we may have the understanding and cooperation of all owners and guests, in order that we may all enjoy living in Litchfield Retreat to the fullest.

hung over any railing. No fireworks are allowed on the property. 2. STAFF Employees are under the supervision of the Building Superintendent. The number of employees permitted in our budget is limited, and each has a full work schedule. Only the Litchfield Retreat Building Superintendent, Managing Agent and the President of the Association are authorized by the Board of Directors to give instructions to the employees. If you require help for repairs or work in your condominium, arrangements should be made through the Building Superintendent. Security is the responsibility of each and every one of us. Owners are asked to promptly notify the Building Superintendent or Security Guard on duty of any suspicious people or unusual activity in the buildings or on the grounds. Walkways MUST be kept clear at all times. They are fire exits. Do not leave things by your front door. If you discover a fire in your unit, please do the following: (A) Immediately call the Fire Department (237-4444) and tell the Dispatcher the floor and unit number as well as the building name and address. (B) Without further delay, leave your condominium and be sure to close the door behind you, leaving it unlocked. (C) Set the fire alarm by pulling the nearest fire alarm pull station. (D) Alert the other occupants on your floor. (E) Use the nearest stairway to leave your floor
Owners should notify the Building Superintendent in advance by
written notice of the arrival and departure dates of guests, including
family members, who have their permission to occupy the apartment in their
absence. 6. ANNOYANCES Being thoughtful of one's neighbor is essential in a multi-family community. Noise becomes an annoyance during odd hours of the day such as early morning or late evening when most people are resting. Therefore, noises that are excessively disturbing in dwellings or the common areas which interfere with the rights, comforts and other conveniences of neighbors cannot be allowed. Noise from television, stereo equipment, musical instruments and people should be kept at a minimum at all times and especially during the hours of 11:00 PM to 8:00 AM. If you should be disturbed by noise, please notify the Building Superintendent or Security Guard. Parents are responsible for the general conduct of their children at all times. Damage to the common elements, limited common elements or personal property of other residents by children is the responsibility of the parent. No skateboards, bikes, or roller-blades can be ridden in the inner courtyard, parking lots or walkways. Exception - toddlers accompanied by an adult. No defacing of the building, elevators, or parking lots. Do not draw on the sidewalks or parking lots. 8. PETS In no event shall pets be permitted in any portion of the condominium. THE PENALTY FOR HAVING A PET ON ASSOCIATION PROPERTY IS A FINE OF $250.00 + $25.00 PER DAY. 9. FACILITIES Top
The facilities of the
condominium are for the exclusive use of Litchfield Retreat homeowners,
tenants and their guests. Swimming in the pool is permitted between the hours of 9:00 AM and 10:00 PM. Temporary guests must be accompanied by a homeowner or tenant when using the swimming pool. Since there is no lifeguard on duty at poolside, persons using this facility do so at their own risk. Children under 10 years of age must be accompanied by an adult when using the pool facilities. (1) General Pool Rules (a) Always shower thoroughly before entering the pool.
(b) If radios, tape
players, etc. are utilized at

(B) Laundry Facilities (1) Regular commercial type washer and dryer units are located in convenient locations and are available to owners and lessees on a first come, first served basis. The following rules apply when using the laundry facility: (a) Clean filters of both appliances when you have finished. (b) Time the washing and drying cycles so that you do not delay subsequent use of the machines by another owner. (c) No tints or dyes shall be used in the washing machines. (C) Trash Chutes Top Newspapers, magazines, bottles and other breakables should be securely wrapped before placing in the trash chute. Trash, bones and other non-breakables should be put into heavy-duty secured bags and placed into the trash chute. (D) Storerooms
Homeowners are responsible for
insuring that nothing is stored in (E) Grills
Grilling on balconies or porches is prohibited through the
condominium area. Grilling is only permitted in picnic areas. Grills are to be left
clean. Each resident shall maintain and use the dwelling in such a manner so as not to create a fire hazard or damage to others and so as to preserve the exterior appearance of the dwelling. Limited common elements such as the hallways, balconies and stairways shall be used only for the purpose intended. Balconies shall not be used for hanging garments or any other objects. Outdoor cooking of any kind within the confines of the hallways or balconies poses a severe fire hazard and under no circumstances will this activity be allowed. 11. ALTERATIONS No alteration or addition to any of the common elements or the limited common elements shall be made by any resident without prior written approval of the Board of Directors. 12. WINDOWS AND HURRICANE PANELS Top To prevent damage from sudden storms to your own or adjoining apartments, please make sure that windows and the door to the outside are closed when leaving your condominium. Each dwelling unit owner who plans to be absent from his unit during the hurricane season must prepare his unit prior to his departure by removing all furniture, plants and other objects from his balcony. 13. ASSIGNED PARKING Certain parking spaces are assigned as an appurtenance to a particular dwelling unit. As such, these spaces may be used only by the owner, except when the owner has given permission for use by another owner, lessee or guest. Please make certain that your vehicles are parked within the confines of the painted lines and are pulled up close to the bumper. As a security measure, keep your automobile doors locked. Parking of camping trailers, motor homes or other habitable recreational vehicles are not allowed on Association property. Boats are to be parked in the north parking lot. Exception is those homeowners who have assigned parking stalls. 14. ACCESS TO CONDOMINIUMS Top The Association may retain a passkey to each dwelling unit. No owner shall alter any lock or install a new lock on any door leading into the dwelling unit of such owner without the prior consent of the Association. If such consent is given, the owner shall provide the Association with a key for the use of the Association. 15. SIGNS No sign advertising or notices of any kind or type whatsoever, including but not limited to "For Rent" and "For Sale" signs, shall be permitted or displayed on the exterior of any condominium nor be posted or displayed in any such manner as to be visible from the exterior of any apartment. 16. LUGGAGE CARTS Top Luggage carts are not allowed in the units. These carts are for the purpose of transporting items to the outside entrance doors of the units. Carts are to be returned to the ground floor after use and are not to be removed from the property Repair and cleaning personnel are to use the shop cart found in the shop. The luggage carts are not to be used for transporting repair equipment. 17. LASER POINTERS In no event are laser pointers allowed on the property. 18. RULES CHANGES The Directors of the Association reserve the right to change or revoke existing Rules and Regulations and make such additional ones from time to time as, in their opinion, shall be necessary for the safety and protection of the building and its occupants. 19. VIOLATIONS Top Violations of the foregoing Rules and Regulations are subject to the following fines: (1) Penalty for having a pet on the property - $250.00 + $25.00 per day.

2nd Offense - Notification warning
from the Board of (c) 3rd Offense - $100.00 fine. Said fines may be assessed repeatedly upon failure of a resident to correct the infraction after a notice by the Association to obey these rules as well as other obligations imposed by the Condominium Documents. Any fine levied shall be collected in the same manner as common assessments. Any resident accused of a violation and assessed a fine may ask to be heard by the Board of Directors or the appointed committee. The Board or committee shall hear the accused violator and those making the accusation and if the Board or committee finds the violation did occur, the violator's assessment shall not abate. Otherwise, the fine shall abate. 20. CONCLUSION Top Residents of Litchfield Retreat are requested to cooperate by adhering to the Rules and Regulations. The regulations were not set up in an arbitrary fashion nor were they created to work a hardship on anyone. Their purpose is to insure the safety and comfort of everyone using these facilities so that the maximum amount of pleasure will be enjoyed by all residents and their guests.
